What a Professional Epoxy Garage Floor Includes
- Move-out and inspection. The garage is emptied. The installer checks for old paint or sealer, oil saturation, cracks, and signs of moisture.
- Diamond grinding. A grinder with diamond tooling opens up the concrete’s surface so the coating can bond into it. This is the step DIY kits skip, and it’s the biggest difference between a floor that lasts and one that peels.
- Repairs. Cracks, pits and spalled spots are filled with a repair material, usually epoxy or polyurea, and ground flat.
- Base coat. A pigmented epoxy coat goes down. Some systems use a moisture-tolerant primer first if testing shows vapor coming up through the slab.
- Flake broadcast (optional). Vinyl color flakes are thrown into the wet base coat, either a light scatter or a full broadcast that covers it completely. Flake hides dirt and adds texture.
- Clear topcoat. One or more clear coats seal it. For garages that get sun through the door, a UV-stable polyaspartic or polyurethane topcoat is common.

Epoxy vs. Garage Floor Paint
| Professional epoxy system | Garage floor paint / 1-part epoxy paint | |
|---|---|---|
| Thickness | Many times thicker, built up in multiple coats | Thin film |
| Surface prep | Diamond grinding | Usually cleaning or acid etching |
| Hot tire pickup | Resistant when prep is done right | Common failure |
| Chemical / oil resistance | Good | Limited |
| Cost | Higher | Much lower |
Rio Rancho-Specific Things to Bring Up at the Estimate
- Sun through the garage door. If your garage faces south or west and the door is often open, ask whether the topcoat is UV stable. Standard epoxy can amber in the sunlit strip.
- Season and temperature. Coatings have minimum and maximum application temperatures. Summer garages in Rio Rancho can get hot, and winter nights get cold. Good installers schedule around this or adjust materials.
- Newer slabs. If your home is brand new, ask how long the concrete needs to cure before coating. About 28 days is the common minimum, but follow the installer and manufacturer.
- Sealers from the builder. Some new garages have a clear sealer on them. It needs to be ground off for a coating to bond.
- Edges and stem walls. Ask whether the price includes coating a few inches up the stem walls (a “cove”). It makes cleaning easier and looks finished.
Flake, Color and Finish

Most homeowners choose a full flake broadcast in a gray, tan or mixed blend. It hides dust and sand between cleanings, which matters in a windy, sandy area. Solid colors look sharp but show every speck. Metallic epoxy looks dramatic and is more common in showrooms and basements than in working garages.
Care
Sweep or dust-mop grit regularly, since sand is what wears a topcoat down. Wash with a mild cleaner, not harsh solvents. Put a mat under the kickstand of motorcycles and use pads under jack stands.
